helpful response.
But the product isn’t just restricted to boiler breakdowns or burst pipes.
Further home emergencies are covered such as plumbing and drainage problems, electrical
breakdown, vermin infestation and broken or damaged windows and doors that present
a security risk at a property.

You should carry out or arrange for normal continuous maintenance of your rented property and
on the systems servicing the home, and you must take all reasonable steps to avoid
or minimise any claim.
Boilers must be serviced at least every two years. A copy of the most recent service
documentation will be required in the event of a claim involving your boiler.
What exactly is covered?
- Boiler breakdown resulting in loss of hot water and/or heating
- Plumbing and drainage emergencies, including those where the only toilet in the property is unusable
- Complete electrical breakdown
- Vermin infestation by rats, mice or wasps’ hornets’ nests
- Broken or damaged windows and doors presenting a security risk
- Roof emergencies
- Up to £100 towards overnight accommodation – if the emergency cannot be fixed
and the property is not fit to stay in
- PLUS, a contribution of £250 (inc VAT) towards a new boiler if it is beyond
economical repair
Get all this cover for just £48.30 per year per owner occupied property or £69.30 per let property.
What is not covered?
- For new policies, there will be a 28 day waiting period before you can make a claim, unless you have had home emergency cover in force immediately prior to your new policy starting.
- Boilers that have not been serviced by a suitably qualified engineer within 2 years of a breakdown or emergency occurring.
- Boilers that are more than 20 years old.
- Boilers shown on the exclusion list below.
- Properties used in whole or part for commercial or business purposes.
