What is the process for giving notice to end the tenancy if you want to move into the property as your main home?

If the property is an eight bed HMO with no living room, will it always be reasonable to say no to pets?

I understand that tenants can give two months' notice the day they commence the tenancy. On some of my properties, two months rent hardly covers the agents fees for finding a new tenant, carrying out checks, and preparing the property for residency. What action can I take to ensure I don't get any short-term tenants?

I let my property to a couple via an Assured Short Term Tenancy Agreement, normally six months duration. The husband pays his half of the rent monthly, but the wife always pays her half of the rent voluntarily in full at the start of the tenancy i.e. six months in advance. Will this be allowed once the Renters' Rights Act is in effect?

Is the court system going to be fit for purpose in regards to ‘fault’ evictions?

When can I take court action when the tenant is in rent arrears?

Is it correct that from May any tenant repair issues such as damp, will need to be fixed within 24 hours of being informed? What are the implications/penalties if repairs aren’t within this timeframe? In the first instance, how will the council know that there is an issue (how will they be notified, is it only if tenants report an issue)?

Our tenancy agreements commencing 1/7/26 have already been signed. Will completely new agreements need to be signed or will amendments to current shorthold tenancy agreements be possible?
