Serviced Accommodation Insurance in detail

Our serviced accommodation insurance provides cover for properties that are let out on a short-term basis, and includes cover for holiday rentals, serviced apartments, and properties listed on Airbnb, Vrbo, and booking.com (and other similar sites). Policies cover:

  • Different types of let We can arrange cover for different types of let throughout the policy year without the need to change your insurance including; Airbnb, ‘rent-to-rent’, serviced apartments, and holiday rentals.
  • Buildings Cover for rebuild or repair to your property following an insured event (fires, storm, malicious damage etc).
  • Contents Cover for loss or damage to contents and guests' possessions within your properties.
  • Public liability £5m cover for liability to tenants, guests, and third parties for injury, illness, or damage to their property arising as a result of your business activities.
  • Employers' liability £10m cover for liability to employees for illness or injury sustained in the course of working for you in relation to your serviced accommodation.
  • Business interruption Cover for your loss of income due to buildings and/or contents damage covered by the policy. Loss of income is based on estimated annual turnover and takes into account seasonal fluctuations.
  • Leisure facilities Cover can be considered, if required, for leisure facilities such as hot tubs, saunas, swimming pools, and gyms.
  • Unoccupancy Your property is covered while unoccupied for a minimum of 45 days per year (longer periods are available).
  • Theft or damage by guests Cover for theft and intentional damage to your building and contents by guests.
  • Accidental damage Cover for damage to your property and contents caused by a sudden and unforeseen event. For example, a guest accidentally breaking a windowpane or spilling wine on your carpet. This is either included or an optional extra depending on the insurer.
  • Pet damage Cover for damage caused by a sudden and unforeseen event to your property and contents caused by a guests' domestic pet. This is either included or an optional extra depending on the insurer.
  • Legal expenses Optional cover for legal expenses which provides advice and legal action on a dispute relating to your property.

FAQs

  • Serviced accommodation is typically described as a furnished property (or room), which has additional amenities such as housekeeping, which is let out on a nightly or short-term basis. Properties listed on Ainbnb and Vrbo are often types of serviced accommodation.

    To provide additional amenities you may also have additional staff and employees to look after your guests, which you may not have if you were letting your property on a traditional Assured Shorthold Tenancy.

  • For the vast majority of cases no, but on occasion there maybe a small element of cover for “lodgers”. However a lot of insurance cover will be restricted, such as theft  and malicious damage.

  • In most cases there is no cover. This is due to a common stipulation in these policies that there must be an Assured Shorthold Tenancy (AST) agreement in place. When properties/rooms are let by the night it is not possible to have an AST.

  • In some instances holiday let insurance may be better for you if the cover is more appropriate. However, we will take the time to understand your requirements and provide advice and guidance on the right cover.

  • Landlords in Greater London are only allowed to rent out a property for short-term lets for a maximum of 90 days a year. You can read about the 90 day rule for serviced accommodation in our guide.
