Freeholder insurance policies contain a range of covers, including:

Building cover

Cover to rebuild or repair the whole structure following an insured event such as fire, flood or storm, including communal areas, garages, outbuildings, boundary walls, gates and hard landscaping.

Property owners' liability

Protection against legal liability for injury or damage suffered by leaseholders, tenants, contractors or visitors anywhere at the property, including stairwells, lifts, car parks, and grounds.

Employers' liability

Cover for anyone you employ at the building, such as a caretaker, cleaner, gardener, or handyman. This is a legal requirement if you employ someone directly.

Loss of rent and ground rent

Cover for ground rent and any rental income lost while the building is uninhabitable after an insured event.

Alternative accommodation

The cost of rehousing leaseholders and their tenants while the building is repaired.

Communal contents

Cover for carpets, lighting, furnishings, door entry systems, CCTV and other items in shared areas.

Trace and access

The cost of locating and getting to the source of an escape of water, and making good afterwards, which can be significant in a block where pipework runs between flats.

Unoccupied flat cover

Full cover for up to 90 days of unoccupancy, for example, between tenancies, during probate, or while a flat is up for sale.

Comparing policies

When comparing policies, make sure you compare on a like-for-like basis. Cheaper premiums are often achieved by restricting cover, increasing excesses, or applying a lower sum insured than the building would actually cost to rebuild.

The most common problem we see on freehold buildings is underinsurance. The sum insured should be based on a professional rebuild cost assessment covering the whole structure including, communal areas, not the market value of the building. If the sum insured is too low, insurers can reduce a claim settlement in proportion.

Also check how the policy treats flat roofs, non-standard construction, the percentage of the building in commercial use, and any outstanding building safety or external wall issues, as all these affect both price and acceptance.

More than one freehold?
